[hfsig] Problem with operation

Received my wspr board and installed it in a Raspberry Pi 3B board(no problem here).
Went through the latest install instructions in which everything seemed ok. 
I then typed this in:
wspr  -r -o -s wd6dfh CN84ke 20 20m    enter

and I get this message   can't open /dev/mem
Then it just stops. Did this not get installed when I set it up or does it have to be set up after the install? Am a rank noob when it comes to Linux.

If I use the old way:
sudo ./wspr -r -o -s wd6dfh CN84ke 20 20m

the screen locks up and the power to the Raspberry has to be removed to re-boot.

Any help would be much appreciated.
